Your First Home: the new government scheme for first-time buyers

Buying a first home could be about to get easier.

In September 2026, the government announced Your First Home, a new first-time buyer scheme for 2026 that helps buyers who can manage the monthly mortgage but are held back by the deposit. More information is expected to be announced at the Budget on 28th October. We will update this page as soon as we have more details. Here is what has been confirmed so far, and how to register your interest with us.

What is the Your First Home scheme?

Your First Home is a new government scheme for first-time buyers purchasing a new-build home in England. Its purpose is simple: to shrink the deposit that stands between many people and their first home. It works as a government equity loan for first-time buyers, paired with a small deposit, so buyers need to borrow less from a mortgage lender upfront.

We expect to offer new-build homes for first-time buyers under the scheme across our developments once it goes live.

How is it expected to work?

At its heart, this is a 2.5% deposit scheme. It has three parts:

1

Your deposit

You put down a deposit of as little as 2.5%

2

Your equity loan

The government lends up to 20% of the property’s value as an equity loan. This is expected to be interest-free for an initial period.

3

Your mortgage

A standard mortgage covers the rest.

EXAMPLE

A 2.5% deposit on a £250,000 home is £6,250 rather than the £25,000 that a usual 10% deposit would require.

For most first-time buyers, the deposit is the real barrier, not the monthly repayment, which is exactly what this scheme sets out to change.

The precise figures and terms will be confirmed at the Budget on 28th October 2026

How is it different from Help to Buy?

Help to Buy closed to new applicants in 2022, and many first-time buyers have been waiting for a successor. Your First Home is widely seen as the Help to Buy replacement: a government equity loan paired with a low deposit, though the deposit required is smaller and the terms are new. For the other support available in the meantime, see our help for homebuyers options. We will set out a full comparison once the Chancellor of the Exchequer confirms the details in the Budget.

Who is eligible for the Your First Home scheme?

Your First Home scheme eligibility is expected to be open to first-time buyers buying a qualifying new-build as their only home. The government has said there will be a household income cap and local price limits, with the thresholds to be confirmed on 28th October. If you are not sure whether you would qualify, our sales teams can talk it through with you once the criteria are published.

When does Your First Home launch?

It was announced in September 2026, with the detail following when the budget is announced on 28th October. Pre-registration is expected to open before the end of the year, ahead of launch. Register your interest at your local Jones Homes development today and our team can talk you through the options once launched.
